What a free pest inspection includes
Every Platinum Pest Management inspection starts outside, where most East Valley pest problems begin, and then moves indoors. A licensed technician checks these areas:
- Exterior perimeter and foundation, including the weep screed at the base of stucco walls
- Block walls, where scorpions and spiders shelter in cracks and gaps under the cap
- Eaves, roof lines and vents, which roof rats and wasps use to get in
- Entry points such as door sweeps, garage door seals, and gaps around pipes and air conditioning lines
- Moisture and harborage, including drip irrigation leaks, landscape rock, woodpiles, palm skirts, citrus trees and pool equipment
- Lawns and garden beds, if gopher mounds are the problem
- Indoor rooms you want checked, usually the kitchen, bathrooms and garage
- Attic or crawl space, where it is safe to enter
Along the way the technician looks for droppings, shed skins, discarded wings, chewed material and the mud tubes that subterranean termites build along foundations. Indoors, we check under sinks, behind appliances and along baseboards, where cockroaches and ants tend to show up first. If bed bugs are the concern, the check moves to mattress seams, bed frames and nearby furniture in the affected rooms. Homeowners are welcome to walk along and point out where they have seen activity.
How long a pest inspection takes
Inspection time depends on the size of the property and the problem. For a typical East Valley home, a free pest inspection often takes under an hour. Large lots, heavy activity, commercial buildings, and termite or bed bug concerns take longer, and the office can give you a rough idea when the visit is booked.
What you get after a free pest inspection
Before leaving, the technician goes over what was found and what we recommend. The written recommendation and quote cover the pests involved, the treatment, and the service schedule, whether that is one of our pest control plans or a one-time visit. Specialty work such as termite treatment, bed bug treatment or rodent control is quoted on its own.
There is no obligation to book, so feel free to compare the quote with others and call when you are ready.
What to have ready for the inspection
A few details help the technician focus on the right places:
- Where and when pests have turned up, and roughly how many
- Photos, or a sample sealed in a bag or jar
- Access to side gates, the garage, and any attic hatch or crawl space
- Pets secured indoors or in a closed room
- The names of any products already used, and when they were applied

Frequently asked questions
Is the pest inspection really free?
Yes. Platinum Pest Management does not charge for the inspection or the written quote, and there is no obligation to book service afterward. If you decide to go ahead, the quote shows what the service will cost before anything is scheduled.
Do I need to be home for the inspection?
In most cases, yes. The technician needs to get inside and hear where you have seen activity, and that is hard to do with nobody there. If being home is difficult, mention it when you call, and the office will work out the best way to handle it.
What if the technician does not find anything?
Then we will tell you so. Sometimes the right answer is a few changes around the yard, such as moving firewood away from the wall or fixing a leaking drip line, instead of a treatment plan. If you would still like preventive service, we can quote it, and the decision is yours.
Do you inspect businesses and rental properties?
Yes. Platinum Pest Management inspects commercial properties across the East Valley, and landlords and property managers can schedule inspections for rentals. Someone will need to provide access to the units or areas involved. See commercial pest control for more on business service.
