How residential pest control works on a recurring plan
Residential pest control with Platinum Pest Management is built around a recurring plan that keeps a working treatment in place outside the house. A technician returns on the schedule we recommend after the free inspection, renews the treatment and rechecks the places where activity was found. Outdoor treatments break down under Arizona sun and irrigation water, so they need regular renewal.
| Plan | Visits per year | Often a good fit for |
|---|---|---|
| Monthly | 12 | Homes with regular scorpion activity or desert frontage |
| Bi-monthly (every other month) | 6 | Homes with moderate activity during the warm months |
| Quarterly | 4 | Homes with light pest pressure and few problem areas |
One-time service is available for a single problem, and the pest control plans page explains each option. Prices are quoted in writing after the free inspection.
What an exterior pest control visit covers
Most East Valley pests live outside and come in through gaps, so our general pest control service for homes starts at the exterior. A standard visit covers the foundation, doors, windows and weep screed, along with block walls, landscape beds and pool equipment. Technicians check garage door seals too, since a worn seal is a common way for scorpions to get inside.
Interior service is available on request. When pests are showing up indoors, the technician treats the rooms where they have been seen, working in cracks and around plumbing openings rather than across open floors.
Pest control for homes with pools, citrus, block walls or desert frontage
Pools
Pool decks and equipment pads stay damp, which draws crickets and roaches, and scorpions follow them. We treat around the equipment and along the edge of the deck. A pool left to turn green can breed mosquitoes.
Citrus and palm trees
Roof rats feed on citrus and nest in untrimmed palm fronds and dense hedges such as oleander. Hollowed-out fruit still hanging on the tree is a common sign. Picking up fallen fruit and keeping branches off the roof both help.
Block walls
Bark scorpions shelter in the gaps between blocks and under the wall cap, and they travel along walls at night. We treat the base and joints of the wall on each exterior visit. Our scorpion control page explains the rest of the approach.
Desert frontage
Homes that back onto open desert, a wash or preserve land see more bark scorpions and pack rats. Pack rats build large stick nests and can chew wiring in parked cars. Monthly service is often the best fit for these lots.
Pest control for new construction homes
New East Valley subdivisions are often built on former farmland or open desert. Grading displaces the scorpions and rodents that were living on the site, and homes at the edge of active construction often see more of them until nearby lots are finished.
Many new homes in the Valley receive a termite treatment in the soil before the slab is poured. That treatment does not last indefinitely, and later work such as a pool or new pavers can break up the treated soil. Our termite control service starts with an inspection for mud tubes and damage.
Pest control in homes with children and pets
We use EPA-registered products, applied by licensed technicians according to the label. Product labels include directions on when people and pets can return to a treated area, and the technician will go over them before leaving. For many exterior liquid treatments, that means keeping children and pets off treated surfaces until they dry. Tell us about pets and any vegetable garden when you schedule, and we will plan around them. Bait placed in cracks or enclosed stations can sometimes be used in place of a spray.
Pest control for seasonal homes and winter visitors
Many winter visitors leave the East Valley in spring and return in the fall, so their homes sit closed up through the hottest months. In a closed house, drain traps can dry out over a long summer, which opens a path for American cockroaches coming up from the sewer line.
Exterior service continues on schedule while the owner is away, as long as the technician can get into the yard. Before leaving for the summer, run water in each drain, and ask a house watcher to do the same every few weeks.
Pest control for rental homes, renters and landlords
Landlords and property managers can put a rental home on a recurring plan, and we will coordinate with the tenant when interior service is needed. Tenants can call us directly for an inspection or a one-time treatment. Many leases say whether the landlord or the tenant handles pest control, so it helps to check first. Bed bugs and German cockroaches often arrive with used furniture or a previous tenant's belongings, and both are easier to clear when they are caught early.
What happens if pests come back between visits
If covered pests come back between scheduled visits, call the office and we will return to re-treat at no extra charge. Bark scorpions usually take a few treatment cycles to bring down, so calls between visits in the first months are common. To get started, request a free inspection and the technician will recommend a plan for the house.
Frequently asked questions
Do I need to be home for residential pest control service?
Not for exterior service, as long as the technician can get into the side and back yards. It helps to leave gates unlocked and keep pets inside on service day. Interior service needs someone at the house to let the technician in, so we set a time for those visits in advance.
What products do you use in homes with children and pets?
We use EPA-registered products, applied by licensed technicians according to the label. The label sets where each product can go and when people and pets can return to a treated area, and the technician will explain that before leaving. Let us know about pets and play areas when you book, and we will plan the treatment around them.
Does residential service include the inside of the house?
Our residential plans focus on the exterior, since that is where most East Valley pests live and get in. Interior service is available on request, and the technician can treat inside on the same visit. German cockroaches and bed bugs are the main exceptions, because both live indoors and need interior treatment from the start.
Can renters get pest control service?
Yes. Tenants can call us for an inspection or a one-time treatment, and landlords or property managers can set up a recurring plan for a rental home. Check the lease first, since it may say whether the landlord or the tenant is responsible for pest control. We are glad to coordinate access with both.
Can you service my home while I am away for the summer?
Yes. Exterior service continues on schedule while the house is empty, as long as the technician can reach the yard. Before leaving, run water in each drain and ask a house watcher to do the same every few weeks, since dry drain traps let American cockroaches up from the sewer.
